If you've owned a home in Indianapolis for a few years, you've probably noticed a crack appear that wasn't there before. It's not bad luck — it's the ground.

Expansive clay soil

Much of Central Indiana sits on clay-rich soil that behaves like a sponge. It swells when it absorbs water and shrinks when it dries out. Your foundation rides on top of that, so as the soil expands and contracts through the seasons, it lifts and drops sections of the footing — and concrete cracks where it's pulled.

Freeze-thaw cycles

Indiana winters add a second force. Water in the soil freezes and expands, then thaws and contracts, over and over. This 'frost heave' pushes footings up and lets them settle back, working cracks wider each year.

What you can actually do

Keep gutters clear and downspouts extended well away from the house. Grade the soil so it slopes away from the foundation. Water your foundation in extreme drought to reduce shrinkage. And if cracks are growing, get them looked at early — Indiana's soil isn't going to stop moving.
